The 303 BNB is more like a boutique hotel, masquerading with a very traditional facade . We travel extensively and stay in Bnbs in our travels. Many BnB's have kitschy decorations stuffed all over the facility making you feel like you are overwhelmed with "decorator cute" . Not at the 303 BNB. The 303 BNB was been completely remodeled with a modern, professional decorator's eye without feeling industrial. Unique artwork from Kim and Woody's travels hang throughout the facility and lend an almost gallery feel to the common areas. The Inn was immaculate and the rooms / bed comfortable. Each room was done in a different color hue, we stayed in the purple room. There a game room upstairs for relaxing and the upstairs porch with the swings and view was perfect to enjoy the cool Flagstaff weather. We watched a storm roll in but even with rain, the porch was dry. 303 BNB is in a quiet neighborhood, the location is outstanding- 1.2 miles north of Flagstaff downtown. Perfect for downtown access but far enough away to get away from the noise. The inn keeper Kim was amazing. She was professional, attentive and you can definitely tell she has run facilities with customer service and hospitality management at her core. Breakfast was delicious and Kim attended to our every need from extra towels to a wine and cheese snack the first night. Thanks for a relaxing stay, we will definitely be back. Review from Aug 7, 2022 Cool pines, relaxing and cozy Inn! What a wonderful stay we had at this awesome B&B! I surprised my husband with this birthday trip and he’s always been against staying at a B&B. Well, he’s now completely changed his mind and said it was the greatest experience! The rooms were so comfortable and decorated beautifully! I loved the soft robe and the bed felt like a cloud! Nice big tv, and updated bathroom. The patio was relaxing and breakfast was delicious both mornings. Kim came out with a cinnamon roll freshly baked and a candle to surprise my husband, which was so sweet! I’m so glad I picked this gem to change my husbands mind on B&Bs. We will definitely be back!

Situated just north of down town Flagstaff it is new and modern and yet still keeps the charm you want in a Flagstaff getaway. The rooms are beautiful and spacious and the owners have thought of everything to cater to guests, in room coffee bar, luxury bed and bath linens, fluffy robes to match the room decor and huge tvs, Upstairs there is a community game room with shuffleboard, arcade games, poker table and a balcony for enjoying a swing and the cool Flagstaff weather. Downstairs there is a pool table and very well equiped workout room. A delicious full breakfast is provided daily and served in a charming breakfast room. Seriously, I can’t think of a thing these owners have forgotten and if something comes up, I’m sure they will be glad to provide! This is a great addition to Flagstaff and highly recommend staying there!

USB ports on the sockets for cell phones, a game room all kinds of board and table games. Large fridge for all the food and drinks you bring, huge TVs, very comfortable beds and a spacious bathroom. Kim also surprised us with homemade cookies and in the fitness room you can finish the day. The area is in a very quiet area of Flagstaff. Everything is mega clean and the breakfast is perfect as well. Kim and Woody have furnished these rooms very tastefully and with a lot of love and detail. Travis godwin a week ago on Google 5/5 OMGEEEEEEEAAAAADDDDDD!!!!!!! Kim and the 303 BnB are amazing! My family and I rented out the whole house, all 4 rooms for my mother's birthday. Kim asked us for some information about my mom and when we arrived there were cupcakes and a happy birthday sign all ready for my mom in her favorite color!!! My mom was blown away and so were we. The house itself is done so well that it feels like an adventure and so incredibly comfortable and pleasing to the eye. Breakfast was also great with the best little eggs, bacon and cinnamon rolls. Complimentary wine and cheese on the verandah every evening; gourmet breakfast with vegetarian and vegan options every morning, including superb coffee; exquisite linens; well lit and appointed bathrooms; spacious color coordinated rooms with plush bedding; a TV/games/kitchen area common room; big screen TVs; client use washer and dryer; workout room and owners with a wealth of information about Flagstaff and surrounding areas. We felt pampered and woke up energized to explore the area. We can not imagine staying anyplace other than the 303 BNB in Flagstaff. Thank you Kim and Woody. Great find in Flagstaff Luxurious, thoughtfully designed, art-filled rooms and welcoming owners, Kim and Woody, made my first visit to Flagstaff outstanding. Perfectly appointed guest rooms with the highest quality plush bedding, fluffy towels, and robes invited me to relax in resort style comfort. The bathroom was new with well lighted mirrors and plentiful amenities. The blue room was spacious with 2 beds and lovely windows. The most modern tvs and equipment were in each space, from the breakfast room to the fitness room and to the game room, inviting a bit of fun. In the quiet neighborhood just 4 minutes from historic, hip downtown Flagstaff, 303 BnB was an excellent, new accomodation in the mountains. From the moment I arrived on the front porch to the sunset welcome later on the upstairs balcony and delicious coffee and sumptuous breakfast the following morning, I was made to feel at home with every possible comfort considered. The owners were genial, experienced and able to suggest sightseeing activities nearby. My 48 hours visiting beautiful Flagstaff at the equally beautiful 303 BnB were lovely!

The 303 Bed and Breakfast feels like a boutique hotel with its thoughtful yet fun design, elevated amenities, and hospitable experience. Breakfast was delicious and convenient touch to our stay each morning! They also offer wine and cheese in the evenings for those who want to enjoy a quick happy hour before heading to dinner. The owners, Kim and Woody, are kind, welcoming, and went out of their way to ensure we had the best time visiting the Grand Canyon (just about 1.5 hours away), Williams (about 45 minutes away), and Flagstaff (just a few miles down the road). We were able to see and experience everything we wanted to while staying at the 303 Bed and Breakfast. And Kim and Woody were quick to make local recommendations for each place we visited. We will definitely be back and can't wait to stay here again. The hosts, Kim and Woody, are the best. They go above and beyond to make your stay a wonderfully memorable experience. From the delicious home-cooked breakfast in the morning to the wine and cheese in the evening, life is good. If you are looking to lounge around the BnB for the day, there is plenty to do to keep you occupied. A front porch, and an upper balcony consisting of a porch swing, hanging chairs (we loved them) and outdoor furniture gives you plenty of space to relax and enjoy the outdoors. If you are looking for something a little more stimulating, check out the awesome gameroom complete with a TV, poker table, shuffleboard game, arcade game table and kitchenette. If that isn't enough, the great room boasts a combination pool table/ping-pong table, and just off the great room is a fitness center for those of you who enjoy working out. The bedroom was roomy and comfortable, with a comfy king size bed, beautiful furniture, a large TV and a private bath. It also included a coffee machine, and spa robes for your personal use...such a nice touch! We are already looking forward to our next stay.

Natürlich wurde auch auf meine Bedürfnisse Rücksicht genommen, für den Fall, dass man Allergien oder Unverträglichkeiten hat. Die Zimmer waren sehr sauber, hübsch angerichtet und haben eine Farbcodierung, was denen einen Extra-Touch gibt. Die Betten sind sehr bequem. Man fühlt sich wie zu Hause! Vor allem, wenn man auf der Veranda oder auf dem Balkon sitzt, das war herrlich entspannend. Das Fitnessstudio hatte die wichtigsten Geräte und sah ebenfalls sehr einladend aus. Ich werde definitiv wieder diese Unterkunft buchen, wenn ich nach Flagstaff gehe. Very nice time in a cozy and friendly B & B The owners are very friendly, attentive, and helpful. You felt well looked after. The breakfast was really delicious and nicely prepared. Every day there was a different dish. Of course, they also catered to my needs in case you have allergies or intolerances. The rooms were very clean, nicely presented and have a color coding which gives them an extra touch. The beds are very comfortable. You feel at home! Especially when sitting on the porch or on the balcony, it was wonderfully relaxing. The gym had the most important equipment and also looked very inviting. I will definitely book this property again when I go to Flagstaff.

This was one of 3 nights we needed to get across country and was such a quaint and peaceful stop for us. Amazing set up. Color-coded rooms and even matches your dishes in the morning for breakfast. Kim home-makes your breakfast and has it all ready for you... coffee brewed and ready to go, teas available and juice and water provided. Amazing customer service. VIP! She is so kind. I felt like a local. Clean and tidy. Neat decor. Very original. They only opened in July but it felt like they had been running a business for years. Game room was amazing. Even had an old Pac-Man machine. Pool-table. Porch upstairs with a great view. Happy hour (free) upon arrival with wine and cheese provided. Wow. Just what you need when you've been driving all day. Restaurants right downtown. All you need in a fun town to explore. HIGHLY RECOMMEND!

Doesn't Get Much Better Than This! We normally do not stay in B&B's from past experiences. The 303 exceeded our expectations. The rooms are beautiful and spotless. There is a fun game room stocked with every game imaginable including PACMAN. Breakfast was delicious You are 5 minutes from the center of town- and Uber makes it easy to get if you don't want to drive. The icing on the cake is,Kim, the 303 proprietor. She is delightful!

Great location, exceptional host, beautiful home, quiet neighborhood- don’t pass it up! Kim was an exceptional host!! She stayed in touch with us throughout our stay, went out of her way to make us breakfast early when she heard we had early plans. She even did something special for us when she heard our wedding anniversary was coming up in a few weeks. Such an exceptional stay, we have absolutely no complaints. We will definitely be returning!

Kim's attention to detail is fully beyond reproach. She has taken into consideration every tiny detail in designing her own Bed & Breakfast, and it definitely shows. From the fabulous artwork on the walls, to the in-house gym, to the fun game-room, to the welcoming atmosphere of the house itself - this B&B has it all! Breakfast is always right on time and certainly doesn't disappoint! Kim's cooking skills come to the forefront as she serves up delicious Eggs Benedict, fluffy pancakes, amazing omelets, fruits, and the deliciousness goes on and on. I can assure you that once you push yourself away from the breakfast table, you will not feel any hunger pains for quite a while! There's plenty of coffee and tea, as well as fruit juices, available. And from 4:30 to 5:30PM each evening, Kim provides a nice sampling of various cheeses and wines. We chose to do some ax throwing and snow-sledding - both were lots of fun! For the kid in all of us, the upstairs game-room offers full-size Table Shuffleboard, a digital dartboard, and a tabletop video console that features a multitude of vintage video games such as Galaga and Frogger. Wanna watch a movie? No problem as there's a wall-mounted TV as well. Also in the game-room is a full-sized refrigerator with color-coded boxes on each shelf, so each room has their very own cold storage. Ice and cold water are at your disposal, as is a coffee maker and a microwave oven. There's a nice-sized upper deck that provides a nice place to sit and enjoy a cup of coffee in the AM or a glass of wine in the evening. Humphrey's Peak (clearly visible from the deck) is the highest point in the Coconino National Forest Kachina Peaks Wilderness area, as well as in the entire state of Arizona at 12,633 feet! And I almost forgot to mention that there's a billiard table (and ping-pong) downstairs by the gym. Each of the four bedrooms is tastefully appointed and nicely decorated, and each bedroom features its own full bath. They're decorated in specific colors, and we chose the Blue Room. Again, Kim's attention to detail is evident, as everything that a guest could want or need is right at one's fingertips. If you are looking for amazing breakfast and sip complimentary wine in the evening look no further. Extremely clean rooms and plenty to keep you busy. Definitely a hidden gem and we will be back! This BnB has 4 bedrooms and 4 parking spots at the front (one for each room). I stayed in the silver room (they are color coded). It fit a king size bed, table, build in closet and a bathroom. The room also had a large TV, coffee maker and robes for the guests to use… and there were clear instructions for everything you might think of in the room. There was also a game room/kitchen on the same floor with the bedrooms. Bed was comfortable, room was clean and a home made breakfast was served by Kim, one of the BnB owners, at 8am.. avocado toast, fresh fruit, egg casserole and coffee… all delicious and very filling! they also provide wine daily in the early afternoon which I missed due to later arrival. Kim was absolutely lovely and made sure everyone had what they needed. I will definitely stay again here during my next trip to Flagstaff! I highly recommend you do too.

We have stayed in B&Bs in many countries and this one rivals others with it’s well equipped guest rooms, access to kitchen facilities, guest laundry, gym, games room, decks to sit out on and incredible breakfasts! Kim, the owner, very kindly went above & beyond & drove us to the train at 4:00 am!

Everything perfect... great lovingly furnished B & B... there are 4 rooms, we had the blue one, the bathroom is very nicely decorated and very large... Kitchen, lounge and balcony are available for all...Kim is very nice and helpful... especially her breakfast is worth mentioning, she conjures up another special breakfast every morning... very delicious...Picture on it... -------- Alles perfekt...tolles liebevoll eingerichtetes B&B...es sind 4 Zimmer, wir hatten das blaue, das Badezimmer ist sehr schön eingerichtet und sehr gross... Everything was really perfect. The property is on a quiet street. From the moment we arrived we were amazed by this beautiful house. Large room nicely decorated and very comfortable. Impeccable cleanliness. The common areas like the relaxation room/games are just as comfortable and tastefully decorated. A gym available and a nice patio. We had the pleasure of being greeted with glasses of wine and cheese. The hosts are incredibly kind and intentional. Perfect breakfast. What a shame we didn't stay longer. I highly recommend this place.

The attention to detail .... the friendliness with still allowing for privacy. This B&B is without question the most amazingly decorated and the most beautifully appointed place we have encountered. This place could hold its own on Miracle Mile in Chicago! Not to mention the food offerings should be featured on the cover of Bon Appetit? Sept 13, 2023 A true classic BnB, with all the perfections that makes it unforgettable. 303 BnB was all that I thought it would be and then some. It meant all my expectations, to the point, that we already booked another stay in the near future before we checked out. Kim pays attention to all the details, and I have to say, I have stayed at many BnB’s, but this place is truly a gem, and meant to be cherished. Perfect in every way possible. I cannot recommend this place enough. Anybody who doesn’t choose to stay here is losing out in a huge way. The breakfast, which was Eggs Benedict was perfection!! Absolutely nothing. It was perfect in every way.

My hsb asked Kim if it would be possible to pack us a small "to go" breakfast. We were so surprised to see an actual continental breakfast waiting for us in the fridge!! We stayed in the Silver room and it was beautiful and the sheets felt like velvet!!! I left my PJ"s there and Kim mailed them to me!! Thanks Kim!! Your hospitality was amazing and top notch. We WILL return to this wonderful establishment.

Es erwartet einen ein sehr schön gestalteter Eingangsbereich der auch Frühstücksraum ist. Dann gibt es vier Gästezimmer, die jeweils farblich codiert sind. Ich hatte das violette Gästezimmer. Die Einrichtung äußerst geschmackvoll alles sehr sauber. Das Bett sehr bequem, die Dusche heiß genug, der Fernseher schon fast eine Nummer zu groß. Ich habe jedenfalls sehr gut geschlafen. Zudem gibt es noch einige Gemeinschafts Einrichtungen wie ein kleines Fitnessstudio und ein Game Room. Am ersten Morgen konnte ich nicht frühstücken, weil ich früh aufbrechen musste,Frühstück gibt es ab 8:00 Uhr. Die Besitzerin, Kim, hat mir dann ein togo Frühstück hergerichtet. Am zweiten Tag lernte ich dann Kim kennen und die Kunst, wie man ein Frühstück als guten Start in den Tag herrichten kann. Alles in allem habe ich mich unglaublich wohl gefühlt und ich kann nur jedem empfehlen, der sich im Flagstaff aufhält, diese Unterkunft zu wählen.
